Sibley Forest Homeowners Association (SFHOA) Policy
Regarding Payment of HOA Annual Dues and Trash Services
Purpose
Over the years, Sibley Forest has remained an attractive and desirable neighborhood, in part because of the quality and consistency of the way we maintain our homes and properties.
In order for the SFHOA to fulfill its obligation to maintain the common property and sustain the quality of life in our shared neighborhood, it is essential that it have adequate funding on a reasonable and predictable schedule. The SFHOA represents all of the property owners in Sibley Forest and is governed by a volunteer Board of stewards who must be consistent in the application of neighborhood policies and fair to all residents.
Dues (including annual trash collection fee)
Dues are set by the Board on an annual basis as part of the budgeting process. For the 2013 year the dues are $745 and the trash collection fee is $185 for a total of $930 per homeowner. Make check payable to SFHOA.
Billing and Payment Date
Bills are mailed to property owners in mid-March and payment is due in full by April 1st. Please put check in mailbox in front of clubhouse or SFHOA 629 Gunby Road, Marietta, GA 30067.
Procedures in the event of late payment
The Sibley Forest protective Covenants legally require the Board to take certain actions on behalf of the entire community in the case of unpaid dues. In an effort to be even more consistent and fair to all concerned, the Board reminds all neighbors that the following steps will be pursued in the collection of dues:
1. Payment is due in full by April 1st.
2. For those payments not received by April 30th, a 10% late charge of $93.00 will be assessed. Interest at the rate of 10% per annum will also accrue from the due date.
3. For those payments not received by April 30th, a past due letter will be sent indicating the 10% late charge and one month of interest charges.
4. If the dues and late charge are not received by June 30th, a lien will be placed on the property and, from this point forward, collections will be handled solely by the law firm representing the Sibley Forest HOA.
5. If the dues and late charge are not paid by July 31st, the matter will be handled solely by the law firm representing Sibley Forest HOA and may be taken to small claims court for judgment, which may result in garnishment, etc.
Additionally, homeowners who are delinquent are considered to be in poor standing with the community and forfeit all common recreational privileges, which include use of the pool, tennis courts and clubhouse rental.
The Sibley Forest Homeowners Association has created a special email address (HOAboard@sibleyforest.net) for neighbors having any questions about the Covenants, HOA dues and/or dues collection obligations.
You can now pay your annual HOA dues online
Dues can be paid online at www.sibleyforest.net via PayPal. Residents need to login to do this. See note below about login below for password help.
You can pay online using either a credit card, a Paypal account or an eCheck safely and securely through the PayPal system. You do not need a PayPal account to pay online.
The Paypal function can be found at the Sibley Forest website at www.sibleyforest.net. Click on “online payments” at the bottom left side of the homepage and follow the PayPal prompts to make your payments online.
A small transaction fee will be charged to you by PayPal for processing either the PayPal or credit card payment. The HOA believes it’s important to offer the convenience of online payment. You may still pay your annual dues by check. (Please note that when paying online using the Paypal system, Paypal charges a transaction fee of 2.9% of the transaction amount plus $0.30 per transaction. Sibley Forest only receives the established dues amount, not the transaction fees.)

Homeowners' information was merged over to our new site from the old in 2011, but some have never actually gone in and registered themselves, or updated their profile. The online payment option has inspired a flurry of people to go to the website and register -- or contact me about getting in. Thought I'd explain how.
